Apart from the exceptions listed in Section 14(3) of the Residential Leases Act, the terms of a lease can only be changed by mutual agreement. If you and your landlord agree to a change, you can change your existing agreement. You can co.B. enter one word, enter another, add the date and initiate the change. Alternatively, you can sign a supplement on a separate sheet of paper that describes the agreed change. Check in both directions that you are receiving a copy of the revised lease or addendum. The administrator/owner may decide to pass on the service charge to the tenant. How the amount is calculated and paid must be agreed in advance and included in the lease. In a rented property, it is likely that tenants will have to pay all distribution companies, such as water, electricity, municipal tax, gas, broadband, TV license and others that may apply. Some rental contracts include certain utilities as part of the price, but they rarely cover all utilities that use tenants. Normally, if there is a supply problem, for example, there is a gas leak, so the first step is to ring the supplier and report it. You will then check where the problem is – if it is outside the confines of the premises, it is the supplier who is responsible for the repairs. If the problem is on the premises, you should contact the owner/agent in writing. If it`s urgent, you can call first, but you should record the details of all the conversations and send them a letter. However, the existing sockets are facilities that are made available with the premises for the use of the tenant. As such, the lessor is required to ensure that these facilities are in an appropriate condition and that these facilities are maintained, unless the lease expressly excludes it. Separate service charges must be accounted for at point 13 of the lease. Tenants are responsible from the beginning of the lease. In order to ensure an accurate count, a meter must be made on the day the tenants move in. With the excitement and stress of the moving day, tenants can forget to take a meter – so we recommend including it in the registration process and including it in the inventory.

Negative: Fixed-term leases offer less flexibility than monthly leases. If you have to terminate your lease prematurely – also known as „lease break“ – you may owe some money to your landlord. Positive: Monthly leases offer flexibility. If your life takes an unexpected turn that requires you to move, you will only have to cancel a month in writing to end your lease. If you are a renter in rental accommodation, don`t be surprised to find that you have to pay for electricity, gas and a phone in addition to the rental. If you don`t know, gas, electricity, telephone services, municipal tax, television and broadband are called „utility companies.“ TTV understands that sometimes electricity bills are included in the rent, but it is very rare these days.
